An Easy Guide to Renting a Vacation Home in The Villages, Florida

The Villages isn't a typical Florida vacation destination. Here is an easy guide to help you choose the right vacation rental for your stay — from location and seasonality to pools, golf carts, and Lifestyle IDs.

Planning a stay in The Villages, Florida can feel a little different from booking a traditional Florida vacation. This isn't simply a place where you choose a hotel and start sightseeing. The Villages is a lifestyle community made up of neighborhoods, golf courses, recreation centers, town squares, restaurants, pools, shopping areas, and miles of golf-cart paths.

Choosing the right vacation rental in The Villages can make a huge difference in your experience.

At AJ Home Rentals & Property Management, we help guests find comfortable homes throughout The Villages for seasonal visits, monthly stays, extended vacations, and longer-term rentals. Here is an easy guide to help you understand what to consider before booking.

1. Start With the Part of The Villages You Want to Experience

The Villages covers a large area, and every section has its own personality.

Some guests want to be near the established northern areas and close to Spanish Springs Town Square. Others prefer the central Villages near Lake Sumter Landing, while many newer visitors are drawn to communities farther south near Brownwood Paddock Square, Sawgrass Grove, Eastport, and the newest recreation areas. Explore a detailed guide to each of The Villages' town squares, amenities, and neighborhood vibes to help you decide which area best fits your stay.

Before choosing a home, think about what matters most to you:

  • Golf
  • Town-square entertainment
  • Restaurants
  • Pickleball
  • Recreation centers
  • Shopping
  • Walking and biking
  • Visiting friends or family
  • Easy access to medical facilities
  • A quiet residential setting
  • Newer neighborhoods and amenities

There really isn't one "best" Village. The best location is the one that fits how you want to spend your stay.

2. Decide What Type of Rental Fits Your Visit

There are many different types of homes for rent in The Villages, Florida.

For a short getaway or seasonal visit, most guests prefer a fully furnished vacation rental where they can arrive and immediately feel at home.

Depending on the property, you may find:

  • 2- or 3-bedroom homes
  • Villas
  • Designer homes
  • Homes with private pools
  • Homes with enclosed lanais
  • Pet-friendly properties
  • Homes with golf carts available
  • Distance to recreation centers
  • Monthly and seasonal rentals

If you're relocating, building a home, or staying for several months, an extended-stay or long-term rental in The Villages may make more sense.

At AJ Home Rentals, we offer different rental options because a guest visiting for February has very different needs from someone waiting six months for a new home to be completed. We are here to assist in finding the best options to meet your needs.

3. Understand High and Low Season Pricing in The Villages

Timing matters considerably when renting in The Villages, and there can be a significant pricing difference between high season and low season.

The busiest months are generally during Florida's winter season, when visitors arrive from colder parts of the country to enjoy the sunshine, golf, recreation, and outdoor lifestyle.

January, February, and March are especially popular, and rental rates are typically higher during this period.

If you're planning a winter visit:

Book early.

The most desirable homes—especially properties with private pools, great locations, updated interiors, and convenient access to recreation—can reserve well in advance.

Guests with flexible dates may find more availability and lower pricing during the low season, generally from May through December.

If you're considering a mid-term stay during this period, contact us to discuss the best rental option for your dates and needs. We may also be able to offer pricing incentives for stays of multiple months between May and December.

4. Look Beyond the Bedroom Count

A home may technically sleep six, but that doesn't automatically mean it is the right home for six people.

Look carefully at the layout.

For example:

  • Is the primary bedroom a king or queen?
  • Do guest rooms have queens or twin beds?
  • Are there enough bathrooms?
  • Is there comfortable seating for everyone?
  • Is there an outdoor living area?
  • Is the kitchen fully equipped?
  • Is there garage parking?
  • Is there room for longer stays?
  • Does the home have a washer and dryer?

For extended stays, details such as comfortable recliners, a good kitchen, closet space, outdoor seating, and even a small desk can become much more important than they might be during a three-night vacation.

5. Decide Whether a Private Pool Matters to You

A vacation rental with a private pool in The Villages can be a wonderful option, particularly if you enjoy relaxing at home between activities.

Private pools give you the freedom to enjoy a morning swim, cool off after golf, or spend a quiet afternoon at the house.

However, The Villages also has an extensive network of recreation facilities and community pools.

For some guests, being close to recreation is more important than having a pool at the property itself.

The right choice depends on how you plan to spend your time.

6. Ask About Golf Cart Availability

Golf carts are a major part of life in The Villages.

Many residents use them for much more than golf. Depending on the home's location, golf-cart paths can connect you to recreation centers, restaurants, shopping, town squares, and other parts of the community.

Some vacation homes may have a golf cart available for guest use, while others do not.

If having one is important to you, confirm the details before booking rather than assuming every Villages rental includes a golf cart.

There are also local golf-cart rental companies available if the property does not provide one.

7. Learn About Temporary Resident Lifestyle IDs

One of the most common questions we receive is:

Can renters use The Villages amenities?

Eligible guests may be able to request Temporary Resident Lifestyle IDs for their stay.

For many AJ Home Rentals properties, guests can request up to two Temporary Resident Lifestyle IDs for the household. The current fee is $50 per household for two IDs, paid directly to The Villages when the IDs are picked up.

Subject to The Villages' current rules, these IDs may provide access to eligible amenities such as:

  • Recreation centers
  • Neighborhood and family pools
  • Executive golf
  • Pickleball
  • Tennis
  • Bocce
  • Shuffleboard
  • Sports facilities
  • Organized lifestyle activities

Temporary Resident ID holders may also be able to request guest passes for additional eligible visitors, subject to current Villages policies.

If accessing recreation and golf is important to your vacation, ask about IDs before arrival so the paperwork can be prepared.

8. Don't Forget the Town Squares

One of the experiences that makes The Villages unique is its town-square lifestyle.

Popular destinations include:

Spanish Springs Town Square

An established favorite with restaurants, shops, entertainment, and a lively atmosphere.

Lake Sumter Landing Market Square

Known for its waterfront setting, restaurants, boutiques, and beautiful evening atmosphere.

Brownwood Paddock Square

A popular destination in the southern part of The Villages with dining, entertainment, shopping, and a distinctive Florida-cattle-town design.

The Villages is especially well known for live entertainment and music at its town squares, giving guests an easy way to enjoy an evening out without traveling far from the community.

When comparing rental homes, consider which square or entertainment area you expect to visit most often.

9. Check Shopping and Grocery Access

For a weekend stay, being ten extra minutes from a grocery store may not matter.

For a one-, two-, or three-month rental, it definitely can.

The Villages and surrounding areas offer convenient access to major grocery stores, pharmacies, restaurants, and retailers.

Depending on the location of your rental, you may be near stores such as:

  • Publix
  • Winn-Dixie
  • Walmart
  • Target
  • Walgreens
  • CVS
  • Local shopping plazas
  • Restaurants and cafés

When staying for an extended period, we recommend considering everyday convenience alongside recreation and entertainment.

10. Traveling With a Dog? Ask Before Booking

Pet policies vary by property.

Some pet-friendly vacation rentals in The Villages allow dogs with prior approval, while others do not permit pets.

If you're traveling with a dog, share information such as:

  • Breed
  • Weight
  • Age
  • Number of dogs
  • Whether the dog is house-trained

Getting approval before booking helps avoid surprises for both guests and homeowners.

Individual properties may have additional pet restrictions or fees.

11. Consider Booking Direct With a Local Rental Company

Guests often begin their search on Airbnb, Vrbo, or other large travel websites—and those platforms can be useful for discovering properties.

However, booking with a local vacation rental company in The Villages gives you another important advantage: local knowledge.

A local team understands the difference between neighborhoods, knows what is nearby, and can help you determine whether a particular home actually fits the experience you want.

At AJ Home Rentals & Property Management, our team is local to The Villages and manages properties throughout the community.

That means we aren't simply providing a booking website.

We help guests understand the homes, neighborhoods, amenities, golf, recreation, and lifestyle they are coming here to enjoy.

Finding Your Vacation Rental in The Villages

The best rental isn't necessarily the largest home or the home with the longest list of amenities.

It's the home that fits your Villages experience.

Maybe that means a private pool and quiet mornings.

Maybe it's being close to your favorite golf course.

Maybe you're coming for pickleball, nightly music, or to explore the area before purchasing a home of your own.

Whatever brings you here, spend a little time considering location, amenities, recreation access, rental length, and the type of lifestyle you want during your stay.
